Living in Raleigh NC vs Living in Durham NC. Let’s compare these two amazing cities of the Triangle and see which one you prefer!
I’m Alison Wojnarowski, owner of the W Real Estate Group in Raleigh, and we are comparing living in Raleigh NC and living in Durham NC based on FIVE different categories: Location, Entertainment, Parks, Schools, and Neighborhoods. At the end, we’ll see which location takes the prize!
General Stats and Feel
Starting with general information, Raleigh is the capital of North Carolina and situated in the center of the state. It was established in 1792, so Raleigh has quite a bit of history. With a population over 475k and rapidly growing, Raleigh is the second largest city in the state.
Durham is situated immediately Northwest of Raleigh. It was established in 1869 and has a population north of 285k, which makes it the 4th largest city in the state.
Both cities are part of what is known as the Triangle, with the third town being Chapel Hill, which surrounds the Research Triangle Park.
Location
Now that we have the basics down, let’s get into our first category and compare location and commuting.
Overall, both cities are situated in great locations within the state, as you’re just three hours or less from both the beach and mountains.
With Raleigh being the larger city and having slightly more entertainment options, generally speaking, people are more likely to travel into Raleigh than Durham, so being in Raleigh itself means you are closer to these areas of interest. Raleigh also is better situated to take advantage of the entertainment of some of its’ larger suburbs as well.
Commute wise, both areas have their challenges, especially close to RTP. I-40 runs through both cities and can get pretty crowded during rush hour, while each have their own bottlenecks. Raleigh is a little worse overall than Durham though, and Durham does have the advantage of traveling opposite of traffic if commuting to RTP.
Overall, this is a tie as both cities have their pros and cons and it really depends on where you will specifically be traveling on a day to day basis as to which area is most beneficial.

Entertainment
Next up, we will compare entertainment options.
Durham has gone through a pretty major revitalization over the past 15 years and has created an amazing downtown area. It has some of the best cocktail lounges, bars, and breweries in the triangle, has a diverse food scene, and is a fun atmosphere for both singles and families.
It also has the DPAC, Motorco Music Hall and Pinhook for concerts and shows, and the Durham Bulls and Duke University for major sporting events.
Raleigh has a good nightlife scene for its’ size as well, with overall more bars, breweries, and clubs than Durham but fewer lounges. And with the benefit of it being the state capital, naturally it hosts MANY events downtown and has the state fair every year.
It has several venues for entertainment, such as the Coastal Credit Union Music Park, Red Hat Amphitheatre, and North Hills. For sports, it has the Carolina Hurricanes and NC State Wolfpack athletics.
Overall, I’m going to give the edge here to Raleigh as it generally has a larger variety and offering and gets the biggest acts in the country, even though Durham’s DPAC does pretty well for itself.
It also has the area’s only major professional sports team. Both cities are so close though that it’s easy to enjoy each other’s entertainment options.

Outdoor Activities
Moving on to Outdoor Recreation, which is something the triangle is known for.
Raleigh currently manages over 224 parks totaling over 6100 acres, and has over 117 miles of paved and unpaved greenway trails.
Durham manages over 68 parks totaling over 3000 acres, and has over 30 miles of multi-use trails.
However, this doesn’t tell the whole story as both cities have EXCELLENT options. Raleigh’s Umstead park is one of the areas best natural escapes, and it also has multiple lakes with surrounding trails. It’s Neuse River Trail is also one of the BEST greenways in the whole area.
But Durham has the most beautiful scenery at the Duke gardens, Duke Forest, and is right next to the Eno River Park, which has countless hiking trails that are not counted its’ numbers. This is some of the best hiking in the area. It’s also right next to the 18 mile American Tobacco Greenway Trail.
Both have great playgrounds for kids, but Raleigh does have some staples like Pullen Park and Laurel Hills that are amazing spaces.
Overall, this is too close to call, as both have some amazing spaces to enjoy. While Raleigh has a larger park system, Duke Gardens and Eno River close the gap as they are breathtaking.

Schools
Next we will compare the schools.
While both cities have great universities, such has Duke and NC Central in Durham, and NC State, Meredith and Shaw in Raleigh, there is a pretty big difference between Durham and Wake County Public Schools.
Overall, the Wake County Public School system, which incorporates Raleigh, far exceeds the reputation of the Durham County Public School System where Durham resides.
Both do have good Private and Charter school options, but Raleigh’s do have a better reputation and number of offerings here as well.
The edge in the school system goes to Raleigh. Regardless of where you move, make sure you do your research to find the best option for your family. We also have a video breaking down the Wake County Public School System as well.

Neighborhoods
The last comparison between living in Raleigh NC and living in Durham NC involves the neighborhoods. For a more detailed information on neighborhoods, check out our blogs on the best neighborhoods in Raleigh NC.
Durham has some great neighborhoods and is much more affordable than Raleigh, especially in housing. While the numbers may not show a huge disparity, you can get more for your money once you get outside of the downtown area than in Raleigh (Average sales price $400k Raleigh vs. $380k Durham, and price per square foot of $223 in Raleigh and $219 in Durham).
Durham has quite the variety of neighborhoods with both older, historic feels like Duke Park, as well as newer, master plan communities like Croasdaile Farms. It has has some luxury living in places like Hope Valley.
Raleigh also has a large variety with many historic and well established neighborhoods, like Oakwood, Boylan Heights, and Hayes Barton.
It has the beautiful master plan communities of Bedford and Falls River, and while it doesn’t have many newer construction neighborhoods, it has plenty of new construction homes sprinkled in to older neighborhoods like North Hills and North Ridge that are in prime locations.
Overall, this is a toss up. While Raleigh is larger in general and has more neighborhoods overall, Durham has some amazing communities with country clubs, and you get more for your money overall.

While I have living in Raleigh NC with the edge in more categories, the best place really comes down to what fits YOU the best! Both cities are GREAT places to call home, and it really comes down to what is the best fit for your specific needs.
