These are the 7 BEST new construction neighborhoods near Raleigh NC, and they come with resort style amenities that will make living in Raleigh NC feel like a vacation! These raleigh new construction neighborhoods are all master-planned communities with some providing so many amenities you may never need to leave!
Let’s check them out.
Chatham Park – Pittsboro, NC

Alright, first up is the collection of neighborhoods under Pittsboro’s staple master planned community of Chatham Park, located on the east and northeast side of downtown Pittsboro.
When fully built out, Chatham Park is going to be massive, but right now, it’s made up of three main neighborhoods: Chatham Park Vineyards, which has a variety of single family homes and town holes ranging from $400k up to $1.25M with square footages between 2,000 – 4,000 SF, Chatham Park Encore, which is the 55+ community that is still in the early stages of construction with more ranch style homes starting in the $400Ks with between 1500 to 2500 SF, and Chatham Park Mosaic, which are luxury apartments located in the new Mosaic shopping center going for between $1400/mo and $1900/mo depending upon the floor plan.
The amenities at these locations are amazing, with a variety of pools, parks, walking trails, sport courts, and within walking distance of places like Thales Academy as well as all the new shops, restaurants, and entertainment of the new Mosaic shopping center.
There are multiple sections by Chatham Park Vineyards that are under construction with a variety of builders, like Drees, Homes by Dickerson, Tri-Pointe, Garman, and more. These residencies consist of both townhomes and single family homes, where they start anywhere from the $300Ks to the mid-$700Ks and have a wide range of floor plans.
Like many new construction, master-planned neighborhoods, lot sizes are not too large and most trees were cut down, but what you may sacrifice in lot privacy you gain through convenience and amazing amenities.
And to add to the hype, Disney’s Asteria community will be located in Chatham Park as well, and this will be 1 of only 2 Disney communities in the nation.

Moving on to our next neighborhood, Serenity in Fuquay-Varina is building some beautiful houses and has a really nice pool.
Located around 7 minutes south of downtown Fuquay-Varina, Serenity is a massive community with a collection of builders that include Garman Homes, Tri-Pointe Homes, David Weekly, Drees Homes, and ICG Homes.
Like most of these neighborhoods, there will be a wide variety of prices, sizes, and floor plans to choose from, with many starting between $300K and $600k and typically ranging from 1500 to nearly 4000 SF. And there will be a 55+ community as well with smaller, ranch style homes.
Depending on the builder, there will be a varying level of customization available, and from what I’ve seen so far, there are some gorgeous homes.
Amenities wise, the barn style pool house has a fitness center and activity area, which leads out to a large pool with water features and shallow sections for kids and lounging. There are playgrounds, walking trails, a dog park, and even a dedicated yoga area.
So for those who don’t mind a little bit of a drive, you will get great value with a home in Serenity.
Holding Village – Wake Forest, NC

Moving up to the northern side of Raleigh, Holding Village in Wake Forest is another master planned community with unique amenities.
Located just minutes from downtown Wake Forest and in a great location overall within Wake Forest, Holding Village is nearing its’ final phases of construction after beginning construction nearly a decade ago.
It has a variety of different homes and styles, but the average home prices range from $400k to $700k, and are generally on smaller lots as the neighborhood is themed around providing a number of pocket parks to enjoy.
There are now a collection of apartment buildings located in the center of the development, and still has new construction homes to choose from that have yet to break ground for a similar range of $400k to $800k depending upon size and selections.
The main draw to this community beyond its’ prime location are the amenities, as beyond the various pocket parks throughout the neighborhood, there is a 15 acre natural lake in the middle of the community with walking trails surrounding it, and a pool and playground beside it.
The neighborhood was also built on the former land of Holding Dairy Farm, and the farm’s silos were preserved and a large park centered around them. They are a really neat and unique feature that is not seen anywhere else in the area.
So if you want to be in an amazing community that’s right in the middle of the action in Wake Forest, you should consider Holding Village.

Knightdale Station – Knightdale, NC

Moving on to the east side of Raleigh takes us to Knightdale’s new marquee neighborhood of Knightdale Station.
This large, new neighborhood is the center of the new development in Knightdale, as it’s right next to Knightdale Station Park as well as popular restaurants and bars like Prime Barbecue and Oak City Brewing.
The neighborhood is constructed by Toll Brothers, and will consist of over 600 homes at full buildout, and it still has quite a ways to go to finish so there are plenty of opportunities left to design and build a new construction home from the ground up.
Homes are generally pretty spacious with many over 3000 square feet, and range in price from $300k up to $1M, but most homes will fall between $500k to $700k. Lot sizes are generally fairly small and not vegetated as it will take time for the community to grow in.
Some notable features in and around the neighborhood are the YMCA that has a great pool, Thales Academy and the Knightdale Station Pre-school, and the previously mentioned Knightdale Station Park that has an amphitheater, farm themed playground, dog park, walking trails, splash pad and more.
So if you want to get in on the most coveted new construction community in Knightdale, make sure you check out Knightdale Station.

Next up is Wendell Farms, which is located just east of Knightdale and is quite possibly the best community on this list.
Wendell Farms is absolutely massive, and is the definition of a master-planned community as its’ shopping center has a ton of different shops, restaurants, and stores to cover your everyday needs. You conveniently have everything you need here to the point where you really wouldn’t have to leave if you didn’t want to because yes, there is a Starbucks on-site.
The community has a multitude of themed parks scattered throughout, with a pool and restaurant at the center next to a beautiful pond. There are a number of walking trails, dog parks, and more to enjoy as it’s the model of providing the best amenities around.
With a neighborhood of this size, you will find just about every variety of home you could imagine, from apartments and condos to larger, single family homes. Home prices will range from $300k up to $1M, with most of the homes in the $500k to $700k range.
And that variety of offerings continues in the new section starting in the front of the neighborhood, and there is a TON of land left for planned homes, so there are plenty of opportunities to build new construction homes here and get in on arguably the best neighborhood in the greater Raleigh area.
Flowers Plantation – Clayton, NC

Moving on to Clayton, where there are a number of new construction neighborhoods, but none larger than the massive Flowers Plantation. At over 3000 acres and 40 separate sections, it’s the largest residential development in the Triangle.
It has multiple shopping centers with retail, restaurants, grocery stores, doctor offices, and so much more, and the new Waterfront District is going to be an amazing entertainment space that is planned within this community as well.
There are walking trails throughout and several pools, and the centrally located YMCA has an incredibly nice pool with sports courts as well. The community even has its’ own live music series and socials.
The neighborhood is nearing the end of construction and has been built out for years now, so there is a wide range of styles and feels throughout, with some more established areas as well as brand new sections currently under construction.
In general, Clayton home prices are one of the most affordable in the Triangle, and you get great value for your money. The average home prices in Flower Plantation are $300k to $600k with some homes that go up to $1M.
Currently under construction, there are single family homes with floor plans starting at $375k with between 1600 and 3600 square feet. There are also new town homes available that start at $300k, and there are even luxury apartments going up.
This is a great neighborhood to get into as Clayton’s prices will no doubt rise in the future.
Sweetbrier – Durham, NC

The last neighborhood on the list of best new construction neighborhoods around Raleigh is Sweetbrier by Mungo Homes, located on the eastern side of Durham that is very convenient to RTP, the airport, and Brier Creek Commons.
This neighborhood is going to have some seriously cool amenities, as not only will it have a nice pool and clubhouse, but it’ll have a ninja warrior course and a common area for lawn games with string lighting, fire pits, and more. And there will be a network of trails throughout the community.
The neighborhood is in the very early stages of construction, and it’s a great time to secure your lot as there are plenty available.
There are four townhome and eight single family home floor plans to choose from, which range from 1900 square feet all the way up to 4300 square feet, and with Mungo, you typically get pretty good value your money.
The townhomes are expected to start in the $300ks with the single family homes starting a little higher than that depending upon your floor plan. I would expect many of the townhomes to be in the $400Ks after upgrades, while single family homes will be between $400k and $700k on average.
