EVERYTHING about living in Knightdale NC

Wanting to know more about living in Knightdale, NC?  This blog will succinctly break down the growing Knightdale NC to give you everything you need to know about the area to help determine if its’ the right place for you.

 

 

Knightdale NC is one of Raleigh’s older suburbs and has grown quite a bit over the past 10-15 years.  It currently has a population of around 21,000, which has nearly doubled since the 2010 census.  

Knightdale NC is in Wake County and is located about 20 minutes east of downtown Raleigh, and located right next to one of the first segments of I-540.

 

 

And even though you’re on the east side of Raleigh, which generally has less development than the northern and western sides, I-540 allows you to feel fairly connected with the area as it provides quick access to North Raleigh.  

Also, US-64 runs through town and I-87 runs just south of town, which can both quickly take you into Raleigh, or the eastern parts of the state.  

Traffic is generally not too bad in the area with the exception of typical commuting times, as US-64 and I-87 can get backed up between Knightdale and Raleigh.  

The average annual household income in Knightdale is around $85,000, and while there are some businesses nearby Knightdale, most people commute into the Raleigh area for work.

For those who want to work in RTP, the commute is around 40 minutes along I-540 without traffic, and add at least 15-20 minutes to that if traveling during rush hour.

Most of Knightdale’s shopping centers and restaurants are centered along or nearby US-64 Business, AKA Knightdale Blvd in this area.

It has some major retail stores and restaurants right off of I-540, and then as you get further into town, there are some more local restaurants, bars and breweries around Knightdale Station Park, like the incredibly popular Prime Barbecue, Craften Neighborhood Food and Drink, and the Oak City Brewing Company.  

Knightdale Station Park is newly constructed and an absolutely stunning space!  It has a really cool farm themed playground with a splash pad, walking trails, athletic fields, and an amphitheater for events.

It also has several community parks spread throughout as well as walking trails, and you’re also close by to several trail parking spots for Raleigh’s popular Neuse River Greenway.  

If you enjoy lakes though, you’ll have to travel about 40 minutes or so to Falls Lake, and Jordan Lake is even further.  

For those who love sports, it’s about 30 minutes into Raleigh to see the Carolina Hurricanes play, and it’s a short drive east to see the double AA Carolina Mudcats minor league baseball team.  For college sports, NC State is located near downtown Raleigh, and sporting events are about 30 minutes away as well.

The area’s Durham Bulls baseball and NCFC and Carolina Courage soccer teams are on the west side of town, and are further drives.

For events and shows, you are pretty close to the Coastal Credit Union where major concerts are held, and much entertainment is also found where the Carolina Hurricanes play at the PNC Arena.  

Weather wise, Knightdale NC is consistent with the Raleigh area in general as it experiences all four seasons with mild winters with average highs in the 50s, summers in the 80s to 90s with high humidity, and beautiful spring and fall weather.

Knightdale NC is part of the Wake County Public School system, and has multiple public schools for all ages nearby.  Make sure you do your own research though to determine if they are the right fit for your child.  There are also quite a few charter and private schools nearby.

Knightdale NC would be described as suburban living, and has quite a few older neighborhoods with some new construction neighborhoods popping up over the past 5-10 years.

One of the older neighborhoods of Knightdale is Planters Walk, which was built in the late 80s to early 90s.  It’s a very large community with plenty of trees, and homes are between $200k to $500k with around 1500 to 3000SF.  Lot sizes are generally 1/4 to 1/3 of an acre in size.  

Knightdale Station is one of Knightdale’s new, premiere neighborhoods that is still building out.

The neighborhood has a wide range of prices and sizes, with the most common being $500k to $700k in price and between 3000 to 4000 SF, but it does have some larger than that as well.  Lot sizes are generally 1/4 acre in size and there are some great amenities as well.

Langston Ridge and Princeton Manor are two popular neighbors on the western side of Knightdale that were built within the last 5-10 years.  Home prices in these neighborhoods are around $400-500k with between 2000-3000 square feet on average, and around 1/4 acre lot sizes.

One of the main benefits people enjoy about Knightdale NC is it’s generally lower cost of living, especially when it comes to the housing market.  

While home prices everywhere are on the rise, Knightdale is very affordable in comparison to the area with home prices averaging around $430k, but with one of the lowest prices per square foot at $167.  

So you can get a larger home for your money here than just about anywhere else near Raleigh.

The property tax rate is around $1.07 per $100 of property value, and do be aware that North Carolina has a 4.99% income tax, and all goods and services have a 7.25% sales tax.

All other goods and services are very affordable, and overall, the cost of living in Knightdale NC is about 5% less than the national average.
