Living in Holly Springs NC – Your Quick Guide!
Holly Springs North Carolina is the next big thing, and if you’re thinking of moving here, you’ll want to read as we give you everything you need to know about Holly Springs in this short and to the point blog.
Location
Overall, Holly Springs was once an up and coming suburb, and now has arrived, as it is a great place for families who enjoy the outdoors, are into sports, and want good schools, all while convenient to the rest of the area.
Holly Springs is in a pretty good location overall in the triangle, located Southwest of Raleigh, just below the popular Raleigh suburb, Apex and above the fast growing Fuquay-Varina. Highway 55 essentially runs on its’ west side, with Holly Springs Rd running right through it, and its’ now just south of the newly constructed I-540 south loop.
It is yet to be seen how commutes are hopefully improved by the upcoming opening of the new I-540 southern segment, but commutes are currently around 30 minutes to downtown Raleigh, 25 minutes via I-540 with tolls, and 35 minutes without tolls, to both RTP and the RDU airport. Traffic can get pretty backed up on US-1 and Highway 55, so plan to add around 15 minutes to those commutes if traveling during rush hour.
And while there are a few businesses in Holly Springs, like the newly built FujiFilm Biotech facility and Seqirus Pharmaceutical facility, the vast majority of people who live in Holly Springs do commute to RTP or Raleigh.
Downtown

Holly Springs has a great downtown with plenty of restaurants and shops, and you’ll notice that it’s on the newer side vs many of the more historic downtowns in other Raleigh suburbs.
Holly Springs has also announced a future expansion of its’ downtown involving the updating of Mims Park, construction of a Public Market for the farmers market and other events, and general streetscape upgrades like adding art, string lights, and more.
And while downtown Holly Springs certainly holds events, the largest events are typically held at Sugg Farm at Bass Lake Park, a massive open field that is perfect for large crowds.
Parks

Speaking of parks, Holly Springs excels in this area with some amazing spaces highlighted by Bass Lake, the perfect place for a morning or evening walk. Womble Park has great athletic fields and a playground for the kids, and Ting Park has some very nice soccer and baseball playing surfaces.
And Holly Springs’ weather is consistent with the area with all four seasons and perfect spring and fall weather. So you can enjoy its great parks all year round.
Shopping and Restaurants
For shopping centers, Holly Springs has a variety of smaller shopping centers mixed in around town, but the major shopping centers are along Hwy 55 that have places like Target, Marshalls, Dicks Sporting Goods, and just about anything else you could need.

There are plenty of restaurants in these major shopping centers to enjoy that are mostly your typical chain restaurants, and there are no shortage of them. The more local restaurants are downtown and spread throughout, such as Osha Thai Kitchen and Sushi, Mamma Mia Italian, and the Pimiento Tea Room.
Holly Springs also has some great breweries, highlighted by the woman owned Bombshell Beer Company and the Carolina Brewing Company, both great places to enjoy a night out.
General Living
Holly Springs would be described as suburban living in general, with plenty of great neighborhoods both new and established. You will start to see a little more farm land as you get to the outskirts of town, but not nearly as much as its’ neighbor to the south, Fuquay-Varina.
Considerations

There are two things to consider when determining where to live in Holly Springs, and that’s both the landfill as well as the nearby Nuclear Power Plant.
It has certainly improved, but there are certain parts of the neighborhoods closest to the landfill that can smell bad when they are downwind, but I have heard fewer complaints of that as of late.
And, much of Holly Springs is within the 10 mile emergency zone of the Shearon Harris Nuclear Power Plant, so you will hear the quarterly test sirens. I have a video talking about living near nuclear power plants if interested in learning more.
Where to Live
Holly Springs has exploded in developments and population over the past 10 years, and during that time, much of the most coveted land has already been built on, leaving fewer new construction options than years past. But while you may not have a ton of new construction choices, there are some neighborhoods here that could rival the best in the Triangle.
As a whole, the average home price has risen to $673k as of July 2024 with a price per square foot of $240/SF, which puts this once affordable suburb closer to one of the more expensive ones in the area, as people who don’t want to pay the steep prices of Cary and Apex have begun migrating south. But on the positive side, its’ property taxes at $0.86 per $100 of property value is one of the lower rates in Wake County.
My favorite collection of neighborhoods is Sunset Ridge and Oaks, which are more established neighborhoods that have beautiful tree lined streets and great amenities to go along with it. Homes are fairly affordable for the area in the $400k to $1M range.
Sticking with more established neighborhoods, Holly Glen and Braxton Village are two great options with beautiful, large trees with more affordable prices for the area in the $400k to $800k range, but the homes are a little older so expect them to need upgrades.
Woodcreek has been recently built and has a really nice pool with tennis and basketball courts. And while the homes are newer, they are more expensive, averaging in the $600k to $1M range.

And finally there’s Holly Springs’ marquee neighborhood of Twelve Oaks, the massive, master planned community complete with a golf course, clubhouse, multiple pools, sports courts, and more. If you want a community with tons of events and an overall community feeling, you can’t go wrong here. There is a wide range of home sizes and prices in Twelve Oaks, with some as low as $400k to $500k with the more estate style homes that can reach $1-2M.
Schools
For schools, Holly Springs is in the Wake County Public School system and overall has some very highly rated schools, but there also some great charter and private options nearby. There are several public schools that currently have enrollment caps, meaning they aren’t allowing new students in, so make sure you look at that closely when choosing your location.
So to sum it up, Holly Springs is great for families with amazing neighborhoods, parks, sports facilities, schools, and a growing downtown. The potential downsides are the rising costs as its’ popularity rises, traffic for those commuting, and for some, the landfill and nearby Nuclear Power Plant.
