BEST Neighborhoods in PITTSBORO NC! Moving to Pittsboro NC

You’ve got to check out this ultimate list of the best neighborhoods in Pittsboro NC.  And let me tell you, some of these Pittsboro NC neighborhoods have qualities that are tough to find anywhere else in the triangle.

I’m Alison Wojnarowski with the W Real Estate Group in Raleigh, and in this blog, we are breaking down the 8 best neighborhoods in Pittsboro NC for you to consider.  

 

 

Let’s get started, and I’m going to first address the commuting distances as a whole, and I’ll point out any major differences when we get to each neighborhood.

Without accounting to traffic, expect about 45 minutes into downtown Raleigh along Hwy-64 and US-1.  If you want to avoid tolls, it’s about 45 minutes into RTP, 50 minutes the RDU airport, and 55 minutes to downtown Durham.  However, if you’re okay with paying tolls along I-540, you can cut each of those times down by 15 minutes a piece.  Also, it’s just about 20-30 minutes into Apex and Cary, respectively, which offer plenty to enjoy as well.

 

Chatham Park

Alright, first up is the collection of neighborhoods under Pittsboro’s staple master planned community of Chatham Park, which are located on the east and northeast side of downtown Pittsboro.

When fully built out, Chatham Park is going to be massive, but right now, it’s made up of three main neighborhoods.

Chatham Park Vineyards, which has a variety of single family homes and town homes.  

The smaller, single family homes range in price from around $400k up to $700k with between 2,000 to 3,000 square feet, while the executive style homes range from around $900k to $1.25M with between 3,000 to 4,000 square feet, and come with a little larger properties at roughly 1/5 an acre.  

The community is very nice with a multitude of walking trails, the Knight Farm Community Park built right inside it, as well as the on-site Paddles Swim and Racquet club.  There’s also the on-site private school of Thales Academy.

Chatham Park Encore is the second neighborhood, which is the 55+ community that has very recently begun building out.  Home prices start in the $400ks, and the first houses have been in the $500k+ range varying between 1500 to 2500 SF in size.  

There will be a pool and clubhouse, plenty of walking trails, pickleball and tennis courts, putting green, and yoga lawn.  You’re also very close to the new Mosaic shopping center.

And speaking of, Chatham Park Mosiac, which features more apartment style living amidst a brand new shopping and entertainment center.  Their 1 bedroom apartments for least start at $1389/mo for just over 700 SF, and their two bedrooms go for $1900/mo for roughly 1,075 SF.  There are also condos available for purchase that are priced between $300k to $600k.

The Chatham Park Mosaic shopping center is still under construction overall, but will be an amazing space to enjoy with plenty of restaurants, bars, essentials, and even an outdoor entertainment space.

Overall, Chatham Park provides a very convenient way of life with access to plenty of great amenities.  It’s only downside is for those who want trees and big yards, what Chatham Park currently offers may not be for you.

Chatham Park is in the Chatham County School System and is assigned to Perry Harrison Elementary, Horton Middle School, and Northwood High School.

 

Chatham Forest & Pottersville Village

Moving along on the list of best neighborhoods in Pittsboro NC brings us to two neighborhoods that are very similar, and both located very close to downtown Pittsboro.

Chatham Forest and Pottersville Village are established, quiet neighborhoods built around 20 years ago.  Therea are plenty of trees and mature vegetation for privacy and lot sizes are generally around 1/4 to 1/3 of an acre in size.   And an added benefit of Pottersville Village is that it has it’s own community pool to enjoy.

Home prices in these neighborhoods generally range from $400k to $600k with between 1500 to 3000 SF in size.  Given their ages, you should plan for some upgrades depending on what you like, and some general maintenance replacements as well.

Both neighborhoods are in the Chatham County School System and are assigned to the nearby Pittsboro Elementary, Horton Middle School, and Northwood High School.

Next up, we move to the western side of Pittsboro with the golf course community of Chapel Ridge.

With it being further from Raleigh, add about 10 minutes to your commutes to Raleigh, Cary and Apex, but commutes to RTP, the airport and Durham remain similar to the others.  

This is a really nice neighborhood that has been under construction since the early 2000s, and is still building out today.  Many of the homes back up to the 18 hole golf course and have wooded lots that average around 1/2 acre in size.

The home prices in Chapel Ridge range from around $700k to $1.25M with between 3000 and 5000 SF, and for a golf course community like this, these are some pretty good prices.

The amenities are great as beyond the 18 hole golf course, there’s a clubhouse with a grille, a pool with a waterslide and kids area, playground, pickleball and tennis courts, and even a full basketball court.  

Chapel Ridge is in the Chatham County School System and is assigned to Pittsboro Elementary, Horton Middle School, and Northwood High School.

Moving on, this next neighborhood is on the edge of Pittsboro and Chapel-Hill and next to a quaint, rustic shopping center.

Fearrington Village is much further north than the other neighborhoods, and while it’s commute to downtown Raleigh is essentially the same as others at 45 minutes, it’s only about 30-35 minutes to RTP, the airport, and Durham.

Fearrington is a very quiet neighborhood and attracts many from the 55 and older community.  It’s part of Fearrington Village, a cute collection of shops and eateries that even has goats, chickens, and cows at the entrance.  

There are multiple parks and walking trails to enjoy, and a pool with a croquette field next to it as well.  

There are a collection of closely spaced homes that range from $500k to $750k with between 1500 to 2500 SF that are located within walking distance of Fearrington Village and its’ large Camden Park.

Further on in the neighborhood is a mixture of smaller, villa style homes as well as your standard single family home, that range overall from $500k to $1M with between 2000 to 4000 SF.

This is an older neighborhood with many of the homes built 20-30 years ago, although there are a few areas with newer construction.  What you’ll notice is the number of trees that were left, as many yards are mostly natural areas with a significant number of trees, and yard sizes for the single family homes average around 1/3 an acre.

Fearrington is in the Chatham County School System and is assigned to North Chatham Elementary, Margaret Pollard Middle, and Seaforth High School.  

 

Luxury New Construction

The last group of neighborhoods in list of best neighborhoods in Pittsboro are highlighted by three, luxury new construction communities. 

All three communities are on the east side of Pittsboro, very close to Jordan Lake, and either under construction or recently finished up.  

Beyond the gorgeous homes, the main thing that sticks out to me with these neighborhoods is the large lot sizes, the trees that were left, and the privacy you have between homes.  So if that’s important to you, these neighborhoods are great options.

Pennington at Jordan Lake has the smallest lots of the three with around 3/4 to 1 acre.  It’s home prices range from around $900k at just over 3000 SF to around $1.25M with close to 4500 SF.  It’s very close to Seaforth High School and Jordan Lake.

A little further south is Seaforth Landing with probably the largest and most private lots at around 2 acres on average.  The developer did a great job of leaving plenty of space between homes.  Home prices range from around $1M at 3000 SF to around $1.5M with around 5000 SF.  

 

Sunset Grove

Sunset Grove is on the north side of Hwy-64 and is another wooded neighborhood with lot sizes typically between 1 to 1.5 acres in size.  Home prices range from around $800k to $1.25M with between 2800 and nearly 4000 SF. 

All neighborhoods are in the Chatham County School System.  Seaforth Landing and Pennington at Jordan Lake are assigned to Pittsboro Elementary, Horton Middle, and Seaforth High School, while Sunset Grove is assigned to Perry Harrison Elementary, Margaret Pollard Middle, and Seaforth High School.
