Best Raleigh NC Suburb? Holly Springs NC vs Wake Forest NC

Living in Holly Springs NC or Living in Wake Forest NC.  Let’s compare these two similarly sized suburbs of Raleigh NC and see which one comes out on top as the best suburb of Raleigh NC!

I’m Alison Wojnarowski, owner of the W Real Estate Group in Raleigh, and we are comparing living in Holly Springs NC and living in Wake Forest NC based on FIVE different categories:  Location, Entertainment, Parks, Schools, and Neighborhoods.  At the end, we’ll see which location takes the prize in the ranks of the best suburb of Raleigh NC!

 

 

General Stats and Feel

Starting with general information, Holly Springs is South West of Raleigh with an estimated population of 45k.  It has a suburban feel, with a healthy mix of wooded areas and farm fields, and has really grown over the past 15 years as it has a newer feel overall.

Wake Forest is North of Raleigh with an estimated population of just over 50k.  It also has a suburban feel, and like its’ name, is mostly wooded with generally more elevation changes than Holly Springs.  It has a mix of both a newer and historic feel as it was established in 1832.

 


Location

Now that we have the basics down, let’s get into our first category and compare location and commuting.  

Holly Springs is located about 30 minutes South West of Raleigh, between Apex and Fuquay-Varina. The main roadways used for commuting are highway 55, US-1, and I-540, which can get backed up when traveling into RTP and downtown during rush hour.  Expect roughly a 45 minute or more commute to RTP during rush hour if you take I-540, and about 35 minutes into downtown.

Wake Forest is located about 35 minutes North of downtown Raleigh, and is immediately adjacent to North Raleigh.  The main highways are US-1, AKA Capital Blvd, Hwy 98, and I-540; Commute times to RTP are also around 45 minutes during rush hour, and about 35 minutes into downtown Raleigh.

Overall, both of these suburbs are in advantageous parts of the area, and it generally comes down to personal preference or someone’s specific situation; however, I’m going to give a slight nod to Wake Forest as there are more roadway options beyond the main highways to utilize if accidents occur.

Entertainment

Holly Springs is a newer town with a more modern downtown area, and has a really great variety of restaurants.  It also has quite a few breweries around, and you can take advantage of all of Fuquay and Apex’s great breweries as they are close by.

The town also puts on summer music series downtown, has large events out at Sugg Farm at Bass Lake Park, and has the Holly Springs Salamanders for collegiate summer baseball.

Wake Forest is a historic town, and its’ downtown charm is the heart of many of the town’s activities, such as the incredibly popular Friday Night on White music series downtown.  There are also several Breweries like White St. and Norse Brewing, and has restaurant staples like Over the Falls.  

The factory is a massive indoor sports and entertainment complex, and Galaxy Fun Park is great indoor space for kids to play.  You’re also right by North Raleigh and can take advantage of all it has to offer.

Overall, this is a toss up.  Both suburbs offer great entertainment options, and are close-by other areas of Raleigh to enjoy their entertainment as well.

Outdoor Activities

Holly Springs has some pretty incredible parks.  Ting Park and Womble Park have excellent athletic facilities while Bass Lake is an amazing escape with beautiful walking trails. 

You’re also close-by to both Jordan and Harris Lakes, and just short drives away from both Apex and Cary to take advantage of their amazing parks.

Wake Forest also some great parks, as Joyner Park is a massive park with beautiful oak trees, a network of trails, and a unique playground.  While the newly built Forest Ridge Park has a dinosaur themed playground and with walking trails leading to Falls Lake.  

Falls Lake is right outside city limits, and there is quick access to the Neuse River Greenway Trail, arguably the best greenway in the whole area.  

Overall, this is another close call, but I’m going to give the slight edge to Holly Springs.  Both have great parks, but Holly Springs has recently built some top notch athletic facilities, and having quick access to two major lakes as well as Bass Lake Park is unique.

   

Schools

Both suburbs are in the Wake County School District, and are middle of the road in comparison to the area.  Both have some great options, like Heritage schools in Wake Forest and Holly Springs and Middle Creek schools in Holly Springs.  

Both offer quite a few charter and private school options as well, as Wake Forest can take advantage of Raleigh’s offerings while Holly Springs can take advantage of Apex and Cary’s offerings as well.

Overall, this is a tie.

Neighborhoods

Holly Springs has some very popular neighborhoods, like Sunset Ridge, 12 Oaks, and Honeycutt Farms.  Most of these neighborhoods are on the newer side with great amenities, but there are some more established neighborhoods like Sunset Ridge.

The average home value was $613k last month according to Redfin with an average price per square foot of $218.

Wake Forest also has quite a bit of new construction, but has done a great job of keeping trees and character in its’ neighborhoods.  The most popular neighborhoods are Heritage, Hasentree, and Holding Village, and the average home value was $515k last month with an average sale price of $204 per square foot.

Both suburbs have great, family friendly neighborhoods with tons of amenities, but I’m going to give the edge to Wake Forest as you get a little more for your money and in general have larger and more wooded lots available.

So when you consider all of the categories, it’s pretty clear that Holly Springs and Wake Forest are neck and neck, and the true winner really comes down to personal preference and one’s specific situation.  Both suburbs are excellent options for anyone moving to the area, have both seen quite the influx of new residents, and are in the conversation of the best suburb of Raleigh NC.

Spending an afternoon in Raleigh? Start with a delicious coffee from one of our local roasters, then take a stroll through Nash or Moore Square to soak up the City of Oaks feel.
